Description

Gooserye is a magnificent country house. It was built circa.1908 in the style of Edward Lutyens, to whom it was at one time attributed, in a period when he was collaborating with Gertrude Jekyll to create the most beautiful gardens. The main house, Gooserye, has an adjoining house – Pond House – which is included in the sale. The house features many original oak beams, oak panelling and working fireplaces. There is liberal storage throughout the house with many built in oak fitments currently enhanced with multiple pieces of excellent Antique Oak furniture.

This Freehold property sits in approximately 22.5 acres of land made up of inner garden, outer garden, field and woodland. The property is on two floors and has a total floor area of 1431 square metres (15,403 Square Feet).

There is an aerial view of the house in the ‘Gallery’ section of this website and various detailed Plans of the grounds and property can be seen in the ‘Plans’ section of the website.

Ground Floor: Main Reception room, Media Room, large Games Room with full sized snooker table and table tennis (formerly called the small ballroom), oak panelled Study, oak panelled 12 seat Dining Room, Utility room, guest Toilet and kitchen where the breakfast table can seat 8.

Upper floor: There are seven bedroom and five bathrooms in the main house. The Master Suite has its own Dressing room. There is a Minstrels Gallery and 18m/60ft long Picture Gallery entered through hand carved solid oak double doors.

The Swimming Pool Complex: This can be directly accessed from the house and includes a 17m pool, Jacuzzi, Steam Room, Shower, toilet, changing rooms and Plant Room.

Tennis Court and Garage: There is a Tennis Court, a four car garage, parking space for a further ten cars and numerous outbuildings and barns which could be used for stabling. There is a former outdoor swimming pool, now a pond with Carp, which could readily be reinstated.

Access to the Front entrance of Gooserye is by a circular private road or by a rear gravelled driveway, past the duck pond, to the rear granite cobbled courtyard.

The main house ‘Gooserye’ is complimented by an adjoining, interconnected, property called ‘Pond House’ which was built at the same time and in the same style. The two properties will be sold together. Pond House has been converted into two flats each of which is entirely self-contained with its own entrance. Suitable for staff and/or nanny/granny flats. The upper flat has three bedrooms, reception, bathroom and kitchen. The lower flat has two bedrooms, reception with open fireplace, kitchen and bathroom. These flats can be either kept entirely separate or made interconnecting to Gooserye by one, existing, access door from each flat. One flat is currently used for the Groundsman and Housekeeper. The second flat was formerly used for two Nannies.

There is a telephone system with 19 extensions which also provides door answering (front and courtyard), selective ringing and selective paging throughout the main house and both flats. User friendly alarm with automatic flood lights and security cameras. Multipoint internet. Good television distribution system. Excellent security with 16 external locks mastered to one key and 8 outbuilding padlocks similarly all mastered to one key.

Garden: The 22 acres grounds comprise an inner garden and parkland leading on to a field and a wood. The garden has been designed to provide glorious year round colour with spring and summer flowers and provision for home grown flowers for the house. Acers, 80 feet high Copper Beech, Lilac, magnificent hundred year old Rhododendrons and a beautiful Bluebell Wood near to the house. In the inner garden the characteristic Gertrude Jekyll purple and white flowering plants have been preserved. The outer garden has been kept as a Park with easy to maintain grass predominant between abundant mature Oak, Ash, Beech and Hazel with flowering shrubs and many flowering Specimen Trees.  The field is surrounded by traditional wooden fencing leading on to the wood with pathways to make a pleasant Sunday morning walk.  The garden, field and wood also have pathways suitable for the current owners children’s Grass Go Carts. An Orchard with Apples, Pears and Damsons enables the owner to benefit not only from fresh fruit but from Organic Gooserye Jam and Apple Pie.

The inner garden is discreetly floodlit with low level, well designed, lighting making a charming view from the main house, or the patio, at night.

There is also a front pond together with a charming ‘Cascading Five Ponds Rockery’ adjacent to the Tennis Court.

Heating: Gooserye has ‘fierce’ central heating both in the main house and the Spa Complex since the current owner is accustomed to a warmer climate.
